The maintenance, renovation and eventual demolition of a building, incurs substantial financial and social cost. The optimal and rational management of these phases in the life cycle of the building is a priority to support the economic and environmental sustainability of the construction process. The scientific community and government organizations are showing significant interest in the use of BIM-based technologies and tools to collect, combine and manage high amounts of data involved. The estimation of production, reconstruction and maintenance costs incurred over the life cycle can be carried out automatically through BIM. This research was investigate depreciated reconstruction costs over time, developed in a digital model and implemented in application software directly in BIM environment. The possibility to monitor the depreciation dynamic over time, as a function of input parameters such as the service life, maintenance cost, or optimal periodicity of maintenance, will enable those involved in real estate management to plan both qualitatively and quantitatively, the costs of maintenance work, renovation or eventual demolition. Abstract

The maintenance, renovation and eventual demolition of a building, incurs substantial financial and social cost.
