A Displacement-Based framework for the Simplified Seismic Loss Assessment of pre-70 RC buildings is presented. The attention is focused on the calculation of the Expected Annual Loss using results of traditional structural analyses within a closed-form expression. Comparisons with conventional approach proposed in the Italian guidelines for seismic classification, and rigorous probabilistic seismic performance assessment presented in FEMA-P85 are made for a number of case-studies. Results show that the proposed method performs better than the conventional approach and is aligned with the rigorous method, with errors less than 20%. Finally, preliminary considerations on how to incorporate indirect losses are made.
