Some significative historical events have contributed to radical changes in people life (industrial revolution, great depression of the 1920s, world wars, digital revolution, American subprime crisis of the 2000s, COVID-19 pandemic, war in Ukraine). All this at the same time as the unprecedented acceleration of digital technological development. This has led to the birth of new forms of economy, which have made it possible in many cases to fill the income gaps caused by the post-crisis aftermath. The study aims to provide a general overview of “home sharing”, and subsequently focusing on the real estate market of Naples by comparing, through geoadditive statistical models, the spatial distributions related to the real estate incomes of two forms of distinct rent: short-term, traditional long-term. The analysis is conducted with reference to the latest data available for 2020, before the COVID19 pandemic, as for about two subsequent years the tourism sector was overwhelmed by uncontrollable and non-ordinary dynamics. Preliminarily, the paper deals aspects linket to urban changes, gentrification, touristification, rent gap, home sharing and Airbnb phenomenon and the influence it has had on the most relevant turistic realities.
